Your home will be valuated using the Sales Comparison Approach in which we will use 4 recent closed sales dated within 1 year and located within 1 mile. We will make various adjustments for any discrepancies between your property and the comparable property. Some cause for adjustments may include:

Time Adjustments (For Declining Market)
Location (Busy-rd, School, Commercial, etc.)
Site
GLA
Bedroom/Bath
Basement
Amenities (Porch, Patio, Deck, CAC, F/P, Pool, Radiant Heating, etc.)

Once the adjustments have been made we will then average the post-adjusted sale prices and arrive at a fair market value for your property. When doing this it is possible to give more weight to one sale over another depending on comparability.
